An EICR is an official document produced after our qualified electrician inspects and tests the electrical systems in your property. It assesses the safety and condition of the wiring, sockets, switches, consumer unit (fuse box), and other fixed electrical components. The report identifies any damage, deterioration, or non-compliance with current electrical regulations, and includes recommendations for remedial work if needed.
For most domestic properties, an EICR should be carried out at least every 10 years, or every 5 years for rental properties. It’s also recommended when buying or selling a home, or if you suspect issues with the electrical system. Landlords in the UK are legally required to have a valid EICR for each rental property and must renew it every 5 years or with each new tenancy.
If you own and live in the property, an EICR is not a legal requirement. However, it’s strongly recommended to have one carried out at least every 10 years to ensure your electrical system is safe and up to current standards. It’s also recommended to get an EICR if your home is over 25 years old, you’re planning major renovations, or if you’ve noticed any electrical issues like flickering lights or tripping circuits.
Your electrics may keep tripping due to overloaded circuits, faulty appliances, damaged or outdated wiring, moisture near electrical components, or even a faulty breaker. Frequent tripping is a sign that something isn’t right, so it’s important to have a qualified electrician inspect the issue to identify and fix the problem safely.
You might need a property rewire if you notice frequent power cuts, flickering lights, burning smells, buzzing sockets, or discoloured switches. Properties over 25 years old, especially those with outdated fuse boxes or visible old wiring, are more likely to need attention. If you're unsure, it's best to have a qualified electrician carry out an Electrical Installation Condition Report (EICR) to assess the safety of your electrical system.
The time it takes to rewire a house depends on the size of the property and the complexity of the installation. On average, a full rewire takes between 5 to 10 days for a standard three-bedroom house. Larger or older properties, or those with difficult access, may take longer. If the property is occupied during the work, this can also extend the timeline slightly due to the need to work around furniture and residents.

Our cost of replacing a consumer unit (fuse box) typically ranges from £400 to £800, depending on the size of the property, the number of circuits, and your location. This price includes parts, labour, testing, and certification by one of our qualified electricians. If additional upgrades such as bonding, rewiring, or surge protection are needed then the cost may be higher.
